It is important to remember that the better the state the property is in the more rent you can expect to be paid. There is also more chance that your property will be let out to people who will look after it. If the property needs decorating it is worth painting the walls in a neutral colour that will be easy to re-paint each time a new tenant moves in. Even if pictures have been hung on the walls - it will be simple to poly-filler any holes and paint over.

Fridges and freezers will need to be defrosted and cleaned. Ovens will also need to be cleaned and instruction manuals left for the new tenants. Instructions to the gas boiler and heating must be left to hand.

A tenancy agreement should be drawn up including an itinerary to outline what items are included in the lease. The deposit should be the equivalent to one month's rent to be paid in advance. It is important to protect the deposit in accordance with the tenancy deposit scheme. At the end of the term you will be able to inform the tenancy deposit scheme.
